How do you measure listing performance?

Once your home is listed, myself and my dedicated team of admins will keep you fully informed on how your listing is performing. We use precise analytics to help us strategically analyze: 

  • How many people view your video and watch it to the end on various social media platforms (Youtube, Facebook, Instagram) 

  • How many people have seen posts about your home, interacted with it (meaning liked, commented or clicked) on various social media platforms, our website or REALTOR.ca.

  • How many realtors are viewing and sending your listing to their buyers on the Matrix system for realtors. 

  • How many people viewed your listing on REALTOR.ca Website and App, as well as other affiliated websites such as Kijiji, Homefinder, Point2Homes, etc.

How do I make the most of a last-minute showing?

There are times you may not have much notice of an upcoming showing from a potential buyer. Tidying up and getting out of the house is sometimes challenging enough! You will enhance your showing if you turn on all the lights, wipe and clear all countertops and tables, flush toilets (and close the lids), a quick sweep or vacuum of the floor to clean up crumbs will go a long way.  

What do I do with pets during a showing?

Some buyers are animal lovers, but not everyone is. Having your pets out of the house during your showing is the best. Our senses are impactful, so make sure you clean up from your pets before showings, including smelly cages or scooping litter boxes. 

How do I get pre-qualification for financing?

Getting your finances ready is an integral part of embarking on a real estate investment. Speaking to an expert such as a mortgage specialist or financial planner will guide you through a resourceful process that will give you specific and accurate numbers on what you can comfortably afford. You want to know you can take care of the property and manage the debt you are taking on. To “pre-qualify” for a mortgage, you save time in the bidding process, and it’s free! If you need help with a recommendation for a mortgage broker, please do not hesitate to ask. 

Is a Home Inspection essential to do? 

No one wants to purchase a money pit project without going in with their eyes wide open! A home inspection is a consideration, particularly in buying an older home. A home inspection provides an overall thorough assessment of the house. A home inspection may not be the only inspection necessary. If you are looking at a rural property, you will want to consider including a septic inspection and water testing. 

What is Land Transfer Tax?

As you consider all the costs of purchasing and moving, many people are surprised to get the additional price of a Land Transfer Tax payable to the province, calculated by your lawyer when you close the home transaction. This tax is based on the amount paid for the land, mortgage or debt assumed for it. 

What happens on Closing Day?

Getting your keys from your lawyer on closing day happens after a series of important steps. The bank funds need to be transferred from Buyer to Seller. Often there are multiple closings related to your transaction, so getting all the monies exchanged can be a process. Your lawyer will then register your home on title with the appropriate mortgage amount. It is typically the end of the workday before our happy buyers get their keys (between 4-5:00), so plan accordingly to avoid disappointment. 

If I want to move to the area, but I have a house to list outside of your location, can you still be my realtor for both? 

Absolutely! I have made purchases as far as Huntsville and Mount Brydges and can work for you anywhere! I am committed to you and helping you reach your goals, so I would be thrilled and dedicated to researching any area to support precisely that! 

Are professional photos and videos of my home an additional cost if I list with you? 

No! There is no extra charge for incredible photographs and videos of your home to represent your listing best! This is a service our team provides when you list with us! And trust me, our photographers are fabulous! We also offer a cleaning service before the photoshoot!
