What I have learned about Staging
If you are thinking about selling your home, you will have heard about Staging it to prepare to sell. This can be a little disconcerting if you have tirelessly and passionately created a sweetness to your space that you love. You have seen homes that are gorgeous inside, almost museum-like, and hardly reflect the real-life experience of a family home.
I love seeing client’s homes showcase the reality of their life. It provides insight and a view of their life, and that understanding helps me support them in their real estate journey. But for selling, the goal is to help prospective buyers envision THEIR life, not see yours.
So what is staging and why is it important?
Staging is the marketing plan and process of preparing your home for listing photos and showings when it is for sale. It includes:
Deep Cleaning so everything is sparkling
Removing clutter
Reducing personal items
Adding decor to pull spaces together
Rearranging furniture
Optimize lighting, especially natural light
Dressing up tables and spaces to replicate the quality of life
Even the most organized and beautiful homes benefit from staging! Minimalism is a thing with home staging but also empty homes demonstrate life and energy which is needed for buyers. If a seller can’t see themselves living there, they are unlikely to make an offer. Homes Staging is such an important part of preparing your home to sell! Homes frequently sell faster and for higher prices than unstaged homes. ⠀
And the proof is there - homes that are staged get more offers, and those offers are closer or surpass their asking price.
If you are planning to sell your home, you can do your own staging or hire a professional stager. If you are wondering what to do, your trusted realtor can provide tips and recommendations to help you decide if you can take that on yourself or need the support of a professional.
I have learned through my experience and client relationships that staging makes a difference. Here are the simple ways I have learned that are generally great tips for home staging.
Staging is an important part of preparing your home for the market. These are my top tips for simple staging changes that can be game-changers to your prospective buyers: ⠀

Enhance Reflection!
Mirrors add brightness, reflect light into the room and make everything look more open and spacious. Mirrors are tasteful for a wall space compared to an art piece that may not appeal to every person.
Reveal the Windows!
Natural light is so important! Regardless of the view, opening or even better, removing window coverings optimize your light. ⠀⠀
Add in White Luxury!
If you have a wall that is a bold colour, painting it a warm white can not only freshen it up but create neutral warmth. Another inexpensive way to spruce up your home is with White towels and linens. Fresh, clean and soft Whites are Beautiful, not just in a 4-star hotel room!! ⠀⠀⠀
Add or Upgrade Area Rugs!
There is nothing worse than a scratched floor or stained rug. Area rugs add natural warmth and are not a wasted expense because you can take them with you to your new home.⠀
Clean, Clean, Clean!
Prospective buyers may not notice if you have cleaned your heart out but I guarantee they will notice if you haven't. A clean home tells a potential buyer that the home has been cared for with pride. ⠀⠀⠀⠀⠀
De-Personalize it!
Your gorgeous family photos are stunning and special to you but will only distract a potential buyer. You want them to visualize them in your home, not you. Removing photos, personal information or decor, such as children's artwork is necessary to declutter and depersonalize your space. ⠀⠀⠀⠀
